Ski-In/Ski-Out Homes in Park City: Where Should Families Start Looking?

The best place for your family to start looking for a ski-in/ski-out home in Park City depends on one question most buyers skip: who in your family skis, and who snowboards?

I ski. My wife snowboards. So I think about this question every winter, and it is the first thing I ask every family I work with. The answer can rule out a whole resort before you look at a single property.

Here is how I help families narrow down where to look, based on ten years living in Park City and eight years working at Canyons.

Start with who will use the mountain

Deer Valley is a ski-only resort. Snowboarders are not allowed on the mountain. If anyone in your family snowboards, a Deer Valley ski-in/ski-out home will not work for them.

That single fact shifts your search toward Park City Mountain or Canyons Village, where skiers and snowboarders ride together.

Before you fall in love with a listing, I suggest answering a few questions as a family:

  • Who skis, and who snowboards?
  • Are there beginners in the group?
  • Do you want to be close to restaurants and Main Street, or tucked away in a quieter neighborhood?

    Where to start looking

Silver Star at Park City Mountain. This is the first place that comes to mind for families with a snowboarder. It sits by the Silver Star lift, with the Silver Star Cafe and ski shop right there. It is a very desirable spot with high-end townhomes.

Canyons Village. Properties at Pendry Park City put you in the heart of the village, close to lifts, dining and shops.

The Colony at White Pine Canyon. For families looking at the high end, The Colony offers large private homes on the mountain. I have skied through The Colony for nine seasons. The runs through the neighborhood mix blues, blacks, moguls and easy cruising.

Deer Valley and Empire Pass. If everyone in your family skis, Upper Deer Valley and Empire Pass are worth a serious look. Many of the families I have met there have been coming back for more than a decade.

    From renting to owning

Most ski-in/ski-out buyers I meet are not first-time visitors. Many have rented in Park City for years, often the same property, because they love clicking into their skis right off the back patio.

At some point, renting turns into buying. In my experience, a great snow year is often what tips the decision. A deep season shows families the full potential of a property, both for their own time on the mountain and for how much it could earn as a rental.

A common plan I see is simple: keep the holidays for family, and rent the home out for the rest of the season.

If you plan to rent it out, choose management first

If your home will be rented most of the year, the property management company matters as much as the property itself.

You want a team that is reliable and takes responsibility when things go wrong, like damage left behind after a bachelorette weekend. Look for a company with long experience in luxury homes and strong reviews from other owners.

It is also worth confirming the HOA’s rental rules before you buy, so your rental plan fits the property.

    Shop during ski season

The best time to look at ski-in/ski-out homes is in winter, ideally when there is plenty of snow.

Only in season can you see what daily life in the home really looks like. Is there an elevator or a flight of stairs with your gear? Is it a short walk to the lift, or can you truly click into your boots at the back door? Those details are easy to miss in summer and hard to ignore in January.

    Why local knowledge matters

I have lived in Park City for ten years. I spent eight of them working at Canyons, and I have skied Canyons for nine seasons.

That time on the mountain means I know these neighborhoods the way you only can from riding through them: which runs lead home, which spots are quiet, and which are close to the action.

    My one piece of advice

Before you buy, come to Park City during ski season more than once, and rent in different neighborhoods.

You may find the mountain drive makes you nervous, or the elevation takes some getting used to. You will also learn which resort and which neighborhood fit how your family actually skis and rides. A few visits now can save you from the wrong purchase later.

If your family is starting to think about a ski-in/ski-out home in Park City, I would be happy to help you figure out where to begin.
